Do I Need an Appraisal?

   No, an auction takes the place of the appraisal in that the competitive bidding marketplace will tell you the true value of the property leaving no need for an expensive and time consuming appraisal. How do you price a property with no appraisal in a conventional sale? In the case of very specialized or trophy properties, appraisals are very ineffective because there are no comparable sales to use to make the appraisal valid.  The auction system takes the worry out of “pricing too high” in a conventional sale that might scare off buyers.  By selling at auction, your bidders will tell you where the top truly is!
